Who We Are and What We Do

Vellum Strategic Advisory ("Vellum," "we," "us") is a Wyoming limited liability company providing AI citation intelligence services to PropTech operators in the United States market. Our principal service is the monitoring, analysis, and reporting of how brands are cited, positioned, and framed by large language model platforms including but not limited to ChatGPT (OpenAI), Gemini (Google), and Perplexity AI.

Our methodology is described in full in our VEIL Methodology documentation, available to clients and institutional partners on request. A summary of our data collection practices is provided in Section 4 of this document.

Acceptance of Terms

By accessing vellummedia.co, engaging Vellum Strategic Advisory for any service, receiving any report or deliverable from us, or communicating with us in the context of a commercial engagement, you agree to be bound by these Terms of Service and the AI Data Disclaimer contained herein.

If you do not agree to these terms, you must not use our website or engage our services.

Nature of Our Services — What We Are Not

Vellum Strategic Advisory is an AI citation intelligence practice. Our services are distinct from the following, and we expressly disclaim any representation that we provide:

• Investment advice. Nothing in our reports, on our website, or in any communication from us constitutes investment advice, financial advice, or a recommendation to buy, sell, or hold any security or financial instrument.
• Legal advice. We are not lawyers. Nothing we produce constitutes legal advice. Questions about data privacy, intellectual property, or regulatory compliance should be directed to qualified legal counsel.
• Traditional market research. Our methodology does not involve consumer surveys, focus groups, panel data, or statistically representative sampling of human users. We measure AI platform outputs, not human behaviour directly.
• Search engine optimisation services. We do not manage SEO campaigns, build links, or directly influence search rankings or AI citation outcomes for clients.
• Guarantees of AI platform behaviour. We describe and analyse AI platform outputs as observed. We cannot predict, guarantee, or control how any AI platform will respond to any query at any future point in time.

Data Collection Methodology and Limitations

Our VEIL (Visibility and Extraction Intelligence Layer) dataset is generated through the following process:

• A set of queries reflecting natural language search behaviour by US-based property owners, landlords, and real estate investors is submitted nightly to AI platform APIs.
• AI-generated responses are recorded verbatim, timestamped, and stored in structured JSON format.
• Citation presence, position, sentiment, and competitive context are extracted programmatically from each response.
• All data is archived to a private version-controlled repository with commit timestamps constituting the primary provenance record.

The following limitations apply to all data and findings produced by Vellum Strategic Advisory:

• AI model drift. AI platforms update their underlying models without notice. A finding that is accurate on a given date may not reflect the platform's behaviour on a subsequent date. We log model versions and flag model events in our reporting.
• Platform coverage. We monitor a defined set of platforms. We do not monitor all AI platforms, all interfaces, or all possible query formulations. Absence of a finding in our data does not constitute evidence of absence in the broader AI landscape.
• Geographic scope. All queries are submitted from infrastructure operating in the United States market context. Results may differ for queries submitted from other geographic locations. Our data is not representative of non-US markets.
• Query selection. Our query set reflects our professional judgment of representative buyer language. It does not constitute a statistically exhaustive sample of all possible queries a buyer might submit.
• Perplexity suspension. As of April 2026, Perplexity AI data is excluded from our dataset due to confirmed geographic contamination affecting query results from non-US IP addresses. This suspension is disclosed in all reports covering any period during which Perplexity was active in our methodology.
• Data gaps. Any period in which our nightly runner experienced technical failure is documented as a continuity event and disclosed in all reports covering that date range.
• No live data. Our deliverables reflect historical dataset snapshots. We do not provide live or real-time AI monitoring unless explicitly contracted.

No Warranty — Limitation of Liability

All services, reports, and deliverables are provided "as is" without warranty of any kind, express or implied, including but not limited to warranties of accuracy, completeness, fitness for a particular purpose, or non-infringement.

Vellum Strategic Advisory does not warrant that:

• Any finding in a delivered report will remain accurate after the date of the nightly run from which it was derived
• Any recommended action based on our findings will produce a specific outcome in AI citation behaviour
• Our data is free from errors, omissions, or technical artefacts introduced by AI platform behaviour

To the maximum extent permitted by applicable law, Vellum Strategic Advisory's total liability to any client or third party for any claim arising from our services shall not exceed the total fees paid by that client in the thirty (30) days preceding the claim. In no event shall Vellum Strategic Advisory be liable for any indirect, incidental, consequential, or punitive damages.

Intellectual Property

The VEIL dataset, all query sets, all methodological frameworks, all analytical tools, and all report templates produced by Vellum Strategic Advisory are the exclusive intellectual property of Vellum Strategic Advisory LLC.

Client deliverables (Signal Scans, Audits, Sprint reports) are licensed to the purchasing client for internal business use only. Clients may not:

• Republish, resell, or redistribute our findings to third parties without written consent
• Use our findings as the basis for public claims about competitors without independent verification
• Reverse-engineer our methodology from delivered reports for the purpose of replicating our data collection system

Raw AI-generated text captured in our dataset remains the output of the respective AI platforms and is subject to those platforms' own terms of service.

Third-Party AI Platforms

Our services involve the analysis of outputs from third-party AI platforms including OpenAI (ChatGPT), Google (Gemini), and Perplexity AI. Vellum Strategic Advisory is not affiliated with, endorsed by, or in any commercial relationship with these platforms beyond standard API access.

We cannot control, predict, or guarantee the behaviour, availability, or outputs of any third-party AI platform. Changes to these platforms' models, policies, or availability may affect our data collection and will be disclosed to clients where material.

Governing Law and Jurisdiction

These Terms of Service are governed by the laws of the State of Wyoming, United States, without regard to conflict of law principles. Any dispute arising from these terms or from any engagement with Vellum Strategic Advisory shall be subject to the exclusive jurisdiction of the courts of Wyoming.

Nothing in this clause limits rights you may have under applicable consumer protection laws in your country of residence.

Changes to These Terms

We may update these Terms of Service from time to time. The effective date at the top of this page reflects the date of the most recent revision. Continued use of our website or services following any update constitutes acceptance of the revised terms.

Material changes affecting existing client engagements will be communicated directly to affected clients.
